We’re thrilled to congratulate our team for achieving BOMA BEST Gold certification at 1234 Main Street. While these certifications aren’t new to our portfolio, this is the first BOMA BEST certification awarded to 1234 Main Street in Moncton, New Brunswick, and it wouldn’t have been possible without the interconnectivity and collaboration of our internal team of BOMA experts. In addition to our on-the-ground team at 1234 Main Street, Pat Poirier, Director, Operational Sustainability, and Jamie Stroh, Property Manager, provided support from Scotia Square and Avalon Mall throughout the certification process.
This certification is the result of work completed to optimize building performance and functionality, and reflective of the redevelopment project to modernize the building in 2013. As described by Tim Vranic, Senior Property Manager, the journey to BOMA BEST Gold at 1234 Main Street began in 2020 before the onset of COVID-19. The pandemic made it very difficult to get consultants on site for our team to conduct and complete the necessary reporting; however, the process accelerated as we returned to pre-pandemic normalcy.
The BOMA BEST application process required continuous improvement of on-site energy performance. For example, an energy audit indicated that there was opportunity to better integrate our SolarWall installation into the building’s HVAC system. The SolarWall is a large sheet metal structure intended to use the sun’s energy to preheat fresh air intake during the colder seasons. As a result, the 1234 Main Street team installed variable-speed fan drives that will help reduce our electricity and natural gas consumption and decrease CO2 emissions.

BOMA BEST is a national green building certification program launched by BOMA Canada in 2005. Its purpose is to recognize and reward environmental leadership in the commercial real estate industry. Over the years, Crombie has focused strategically on the certification of enclosed centres including our office towers. We will continue to witness more and more certifications for our open-air centres in the future, as attaining BOMA BEST certifications demonstrate that our properties are operated and managed in accordance with Crombie’s ESG commitment.
