Position Summary

Based out of Canada, the Analyst, Development performs analytics for all Crombie related development projects. The Analyst, Development also provides ongoing development and management of all development pro forma templates as required for current and future needs, including retail Land Use Intensifications (LUI), shopping centres, residential, major mixed-use, and enhancements. Additional duties of the Analyst, Development include but are not limited to:

  • Creates and maintains reporting and analytical models reflecting national standards, consistent assumptions, improved usability, and functionality.
  • Develops and runs proformas for all major projects, enclosed shopping centres and plazas, and LUI.
  • Monitors market and corporate information for use in project analytics and proformas including, cost categories, cost inflation, rents/rental growth, condo sales/inflation factors, etc.
  • Maintains database for all development project information to verify assumptions and develop higher level assumptions on longer term project ladder spending, profitability, NOI, AFFO, etc.
  • Works with teams to provide forecasting and to standardize and improve the forecasting process.
  • Collects, inputs, and develops assumptions for proforma models through market/policy research and collaboration with departments across the organization.
  • Assists in the preparation of financial feasibility analysis and presentation materials, including sensitivity tables, scenario reviews and other analysis as required.
  • Provides research and modelling support on ESG-related items for Crombie’s development projects.
  • Develops and maintains industry knowledge through building professional networks, attending events and reviewing industry publications.
  • Maintains and updates the Development Ladder, improving functionality and value add.
  • Works in partnership with departments across the organization to provide accurate and current information as required to support reporting and planning.
  • Provides coaching and shares best practices on analytical models and practices to development team and analysts working in other departments.
  • Engages across all levels of the organization to create and promote a safe and respectful work environment.
  • Other special projects and tasks as assigned.

The profile we are looking for

  • Bachelor’s degree in Finance, Real Estate, Economics, or related field; professional certification (e.g., CFA, CCIM) is an asset.
  • Two to three (2-3) years of experience in financial analysis, real estate development, investment banking, or related roles, preferably in the commercial real estate sector.
  • Proficiency in financial modeling, valuation techniques, and real estate investment analysis, with advanced Excel skills and familiarity with financial modeling software.
  • Strong analytical and problem-solving skills, with the ability to interpret complex financial data, identify trends, and draw actionable insights.
  • Excellent communication and presentation skills, with the ability to effectively communicate complex concepts and analysis to diverse audiences.
  • Detail-oriented with a high level of accuracy and attention to detail, capable of managing multiple projects and deadlines in a fast-paced environment.
  • Team player with strong interpersonal skills, able to collaborate effectively with cross-functional teams and external partners to achieve common goals.
