Position Summary

Based out of Canada in either Nova Scotia or Mississauga, the Senior Project Manager manages and provides support to consultants, engineers, and contractors to ensure the successful delivery of construction projects in Atlantic Canada. Additional duties of the Senior Project Manager include but are not limited to:

  • Manages the day-to-day operations of multiple new and renovation construction projects.
  • Leads the communication of information between design/construction team members, internal departments, and various stakeholders involved in each project. Meets regularly with design, construction and contractors on projects to protect Crombie’s interests and ensure delivery of top quality projects on-time and on-budget.
  • Works collaboratively and effectively communicates with all key stakeholder groups (tenants, contractors, internal departments), to understand business objectives, build relationships and align with improvement/investment strategy for the portfolio.
  • Assists in the preparation of budgets for proposed construction
  • Prepares tenders for construction
  • Negotiates prices and tracks committed and projected costs throughout the duration of each project.
  • Prepares forecasts and cashflows on all active projects.
  • Manages the design team during the preconstruction phase of construction projects.
  • Works with local authorities to apply for and obtain building permits.
  • Manages design changes and change orders.
  • Provides support to the Leasing, Operations and Development groups with construction project related matters.
  • Completes consistent and regular onsite inspections to ensure general compliance with the project design documents and OH&S regulations.
  • Collaborates between departments to ensure alignment on regional and national initiatives. Follows regional and/or national project management approaches and policies, ensuring all policies and procedures are conducted effectively in accordance with organizational standards.
  • Ensures excellent tenant relations by providing excellent management service through knowledge, practice, and exceptional customer service.
  • Engages across all levels of the organization to create and promote a safe and respectful work environment.
  • Other special projects and tasks as assigned.

The profile we are looking for

  • Bachelor’s degree in, Engineering, Architecture, Construction Management, or a related field.
  • Minimum 5-7 years of experience in project management within commercial real estate, including experience with new developments, residential tower construction, renovations, or tenant improvement projects. Project classes cover high rise residential, large industrial, office renovations and a broad range of new and renovated retail.
  • Project Management Professional (PMP) certification or equivalent is considered an asset.
  • Strong knowledge of project management methodologies, budgeting, and scheduling tools.
  • Demonstrated ability to manage multiple projects of varying complexity simultaneously.
  • Excellent understanding of commercial real estate markets, lease structures, and building systems.
  • Proven track record of delivering projects on time, within scope, and budget.
  • Ability to lead cross-functional teams, contractors, and consultants.
  • Adept in building and maintaining relationships with key stakeholders, including clients, tenants, and government authorities.
  • Exceptional problem-solving and conflict-resolution skills.
  • Proficient in project management software (e.g., Procore, Yardi, MS Project, Fieldwire).
  • Advanced skills in Microsoft Office Suite, particularly Excel, Word, and PowerPoint.
  • Familiarity with building codes, zoning regulations, and permitting processes.
  • Strong written and verbal communication skills for preparing project reports, presentations, and updates to senior management.
  • Willingness to travel to project sites and work flexible hours as needed.
